We are a specialist Inventory Company based in Herefordshire, ideally situated to cover the three counties.

Due to the introduction of the tenancy deposit scheme, it is now paramount that the landlords have a professional inventory carried out on their property by an independent company.
Our aim is to provide a fast, professional and cost effective service and because we are independent we are impartial at all times.

When renting a property it is important to ensure that both the landlords and the tenant's interests are protected. By having an independent inventory undertaken, all parties involved can be sure that the condition of the property is accurately documented at the beginning of the lease. Any changes to the condition of the property can be accounted for precisely, come the end of the lease.

CJ Property Services offers clear and concise reports that offers the best protection for landlords property and tenant's deposit. We provide a report that can be used as an accurate document in the case of a dispute.

 

A full Inventory provides an accurate and detailed record of the condition of contents, fixtures and fittings of a property. Our reports use integrated photographs along with narrative to ensure the most accurate details are captured.

 

All of our inventories Include detailed condition of:

  • Walls

  • Doors

  • Ceilings

  • Flooring

  • Kitchen Appliances

  • Meter readings with photographs and locations

  • Condition of the garden (where applicable)

 

Items excluded from inventories

At the time of the inventory we do not check or test the following items:

  • Smoke alarms

  • Carbon monoxide detectors

  • Heaters and/or radiators

  • Heating systems, including boilers and hot water tanks

  • Windows

  • Water filtration systems and/or water softeners

 

These items should all be tested by qualified inspectors before the tenancy begins and, where appropriate, certificates stored safely.
